We have explored what drives downsizing. The motivations are diverse, but they all point to one thing: a desire for homes that support a better way of living. With the family home feeling oversized, downsizers are choosing spaces that reflect their current lifestyle and needs.

The motivations of downsizers.
Typical Age Group Considering Downsizing:
Respondents were in the 50-55, 60-65, 65-70, and 70+ age brackets, with active consideration often starting at around 50 years old.
Less Maintenance & Upkeep:
The research shows the primary motivation is to reduce the burden of maintaining a large house and yard. This includes both indoor and outdoor areas.
Ageing & Health Considerations:
Many downsizers are motivated by their ageing process and the need to navigate steps, or due to a partner’s health concerns. The goal is often one-level living for better mobility and ease of access.

Downsizing opens the door to a refreshed lifestyle: less stress, more freedom, and the ability to travel, socialise and enjoy the everyday.

- A proactive decision at the “best time” considering energy and motivation
- To be able to continue an active lifestyle, including walking and taking holidays, and eating out

- To potentially buy outright without the need to borrow money
- To find an affordable home within the desired area
- To be mortgage-free
- Reducing essential bills like electricity and water
- Concerns about body corporate fees
- Aiming to sell their current home at a good price to fund retirement and comfort
- Consideration of the normal real estate value and whether the property will grow in value for future downsizing phases
