Study 1. Understanding the Downsizer's Motivation & Market Demand

We have explored what drives downsizing. The motivations are diverse, but they all point to one thing: a desire for homes that support a better way of living. With the family home feeling oversized, downsizers are choosing spaces that reflect their current lifestyle and needs.

The motivations of downsizers.

Typical Age Group Considering Downsizing:

Respondents were in the 50-55, 60-65, 65-70, and 70+ age brackets, with active consideration often starting at around 50 years old.

Less Maintenance & Upkeep:

The research shows the primary motivation is to reduce the burden of maintaining a large house and yard. This includes both indoor and outdoor areas.

Ageing & Health Considerations:

Many downsizers are motivated by their ageing process and the need to navigate steps, or due to a partner’s health concerns. The goal is often one-level living for better mobility and ease of access.

Downsizing opens the door to a refreshed lifestyle: less stress, more freedom, and the ability to travel, socialise and enjoy the everyday.

The research uncovered the following key motivators:

Proximity & Location:

    • A desire to move closer to the city, near the beach, or closer to facilities, parks, and cafes
    • Maintaining proximity to friends and family is also important

Lifestyle Changes & Freedom:

    • A desire for more leisure time and less stress associated with property upkeep
    • More time for socialising and for each other
    • The ease of locking up and going away on holidays
    • A proactive decision at the “best time” considering energy and motivation
    • To be able to continue an active lifestyle, including walking and taking holidays, and eating out

Financial Factors:

    • To reduce expenditure on household maintenance
    • To potentially buy outright without the need to borrow money
    • To find an affordable home within the desired area
    • To be mortgage-free
    • Reducing essential bills like electricity and water
    • Concerns about body corporate fees
    • Aiming to sell their current home at a good price to fund retirement and comfort
    • Consideration of the normal real estate value and whether the property will grow in value for future downsizing phases
